What we look for.
- Income
- Household income of at least 2.5 times the monthly rent. A co-signer or a guarantor service can cover the difference.
- Credit
- We read the whole report, not one score. No US credit history is fine; see International applicants.
- Screening fee
- $55 per adult, for the credit and background check, within California's legal limit. You pay it only after we confirm your application is next in line.
- Order
- We review complete applications in the order they arrive. If the home is leased before we review yours, we refund the screening fee in full.
- Deposit
- One month's rent, the California limit (AB 12).
- Fair housing
- We follow federal and California fair housing law and never ask about race, religion, national origin, disability, family status or any other protected class. Source of income, including vouchers, is welcome.
Have these ready.
Photo ID
Passport or driver license, for everyone 18 or older.
Proof of income
Two recent pay stubs, an offer letter, or bank statements. International applicants: see below.
Rental history
Your current landlord’s name and phone, if you rent now.
Pets
A photo and vaccination record for each pet.
Your application.
We ask only for what we need to hold the home. Never send a Social Security number or income figures by web form; our leasing agent collects them securely after this step.
